Geotechnical design and construction considerations for the proposed 'residence are presente in the body of this report. PURPOSE AND SCOPE OF STUDY This report presents the results of a subsurface study for the proposed Van Domelen residence to be located on Lot 3, Hidden Meadows Subdivision, Pitkin County, Colorado, which is located in the southeast Quarter of Section 14 Township 9 South, Range 86 West. The subsurface study was conducted for the purpose of developing foundation recommendations and percolation rates. The project site is shown on Figs. 1 and 2. We previously conducted an engineering geology reconnaissance on the site under Chen and Associates' Job No. 11,234, dated June 21, 1974. A field exploration program consisting of exploratory borings was conducted to obtain information on subsurface conditions. Material samples obtained during the field exploration were tested in the laboratory to determine classification and engi- neering characteristics of the on-site soil. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pres- sures for the proposed building foundation. The results of the 1 field exploration and laboratory testing are presented herein. Chen &Associates I lr This report has been prepared to summarize the data obtained, during this study and to present our conclusions and recommenda- tion3 based on the proposed construction and the subsurface conditions encountered. Design parameters and 'a discussion or geotechnical engineering considerations related to construction of the proposed residence are included in the report. PROPOSED CONSTRUCTION We understand that a one-story wood frame residence is pro- ._ . ;, INS ,, posed. Floors will be of 31ab-on-grade construction. Foundation loadings for this type of construction are assumed to be rela- tively light. A leach field, septic system is proposed to the north of the residence as shown on F ig. 2. If loadings or conditions are significantly' different from those described above, we should 'be notified to reevaluate 't recommendations contained in this report. SITE CONDITIONS At the time of our field work, the site was vacant. The proposed residence is to be located on a relatively flat tee- race. The slope of the terrace is very slight to the west- northwest. Approximately 10 to 20 feet west of the proposed residence is a steep slope down to another terrace approximately 15 to 20 feet lower. To the east the ground surface steepens eventually to the base of a very steep hill about 200 feet from the residence. The site is vegetated with weeds and wild grass and surrounded with scrub oak. To the north of the building site 13 a meadow. - 11 Chen&Associates SUBS g ene subsurface oondit'ons at the site were investi- gated by drilling two exploratory borings in the proposed residence, and one exploratory boring in the proposed leach field ,�35 area. FOUNDATION RECOMMENDATIONS Considering the subsurface conditions encountered in the i exploratory borings and the nature of the ` proposed construction, we recommend the residence be founded on spread footings placed on undisturbed natural soils. The design and construction criteria presented below should be observed for a spread footing � foundation system. Surcharge loading such as from sloping backfill, vehicular traffic, etc., should also be included in the lateral load on the wall. 5) Areas of loose or soft material and any topsoil encountered within the foundation excavation should be removed and the footings extended down to firm natural subsoils. Boulders may be encountered near footing elevation and care should be taken in removing them to minimize disturbance. The holes caused by the boulders should be backfilled with concrete. Settlements should be relatively minor, less than 3/4 of an inch. Spread footings placed on granular soils should have a mini— mum width of 16 inches for continuous footings and of 2 feet for columns. �i Exterior footings and footings beneath unheated areas should F be provided with adequate soil cover above their bearing elevation for frost protection. Continuous foundation walls should be reinforced top and bottom to span an unsupported length of at least 10 feet. Foundation walls acting as retaining structures should also be designed to resist lateral earth pressure based on an equivalent fluid weight of 45 pcf. Rocks larger than 6 inches should not be placed in the backfill. An underdrain should be provided to prevent hydrostatic pressure buildup behind the wall. Surcharge loading such as from sloping backfill, vehicular traffic, etc., should also be included in the lateral load on the wall. 5) Areas of loose or soft material and any topsoil encountered within the foundation excavation should be removed and the footings extended down to firm natural subsoils. Chen &Associates 0 . 6) The proposed building is located near a very steep slope that separates the upper and lower terraces. The foundation should have a depth and location such that it is placed beyond an effective slope of 2 horizontal to 1 vertical from the toe of the slope to the outside edge of the footing. The very steep slope should be protected as needed to prevent erosion. 7) A representative of the soil engineer should observe all footing excavations prior to concrete placement. FLOOR SLABS The natural on -site soils, exclusive of topsoil, are suitable to support lightly to moderately loaded slab -on -grade construc- tion. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to I shrinkage cracking. We suggest joints be provided on the order of 15 feet on center. The requirements for slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 -inch layer of gravel should be placed beneath the slabs. This material should consist of minus 2 -inch aggregate with less than 50% passing the No. 4 sieve and less than 5% passing the No. 200 sieve, The granular layer will ease I construction. I i i Chen &Associates Fill placed beneath floor slabs should be a no nexpansive material compacted to at least 95% of the maximum standard Proctor density at a moisture content near optimum. The on -site soils devoid of vegetation, topsoil and oversized rock should be suitable for use as structural fill. UNDERDRAIN SYSTEM Although free groundwater was not encountered during our investigation, it has been our experience that perched water may develop during times of heavy precipitation or seasonal runoff. Therefore, any below grade construction should be protected from wetting by installation of an underdrain system. The underdrain system should consist of a perforated pipe installed in a gravel filled trench placed along the building perimeter at ,least 12 inches below the lowest adjacent finish level and sloped on a minimum 1% grade to a suitable gravity outlet or a sump where water can be removed by pumping. The gravel drain material should contain less than 5% passing the No. 200 sieve and more than 50S retained on the No. 4 sieve. The drain should also act to prevent buildup of hydrostatic pressure behind basement walls. SURFACE DRAINAGE The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed. 1) Excessive wetting or drying of the foundation excavations and underslab areas should be avoided ,during construction. Chen &Associates limits of all backfill. PERCOLATION RESULTS Percolation test results performed in three 7 -inch diameter borings at the proposed septic field area are presented on Table II. The results indicate a percolation rate ranging from about 45 to 300 minutes per inch. The variations in the average percolation rates may be attributable to the large amount of cobbles and boulders encountered in the borings. The profile hole in this area indicates the granular soil extends to at least 8 feet deep in this area and there is no free water level. A septic tank with an absorption field should be feasible at the site. An average percolation rate on the order of 60 minutes per inch appears appropriate for sizing. Due to the variation of the percolation rates, we recommend the sytem be oversized. The Chen &Associates 2) Exterior backfiil'should, be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement areas and to at least 90% of the maximum standard Proctor in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation for a distance of at least 10 feet. We recommend a minimum slope of 6 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. A swale will probably be needed around the uphill side of the residence. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. PERCOLATION RESULTS Percolation test results performed in three 7 -inch diameter borings at the proposed septic field area are presented on Table II. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory borings drilled at the locations indicated on the exploratory boring plan, and the proposed type of construction. The nature and extent of subsurface variations ~T across the site ma not become evident until excavation is performed. If during construction, fill, soil, rock or water i conditions appear to be different from those described herein, this office should be advised at once so reevaluation of the I «; recommendations may made.
