RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF PITKIN
COUNTY, COLORADO, GRANTING APPROVAL FOR MINOR
AMENDMENTS TO A DEVELOPMENT PERMIT FOR THE HUNTER
(FORMERLY KWIECIENSKI AND BROWN)PROPERTY
Resolution No. LLO -2000
RECITALS
1. Robert Hunter, M.D., hereinafter, "Applicant", has applied to the Board of County
Commissioners of Pitkin County, Colorado, hereinafter, `BOCC", for approval of Minor
Amendments to a Development Permit pursuant to the Pitkin County Land Use Code.
2. The subject property is located at 201 Pitkin Iron Road, more specifically described in
Attachment A.
3. The Community Development Director determined that the application should be
reviewed by the BOCC.
4. The subject property has been the subject of previous reviews and is bound by
conditions of BOCC Resolutions No. 96-87 and 99-72.
5. The Board heard this application at a regularly scheduled meeting on June 28, 2000, at
which time evidence and testimony were presented with respect to this application.
6. The Board determined that the proposed amendments meet the applicable criteria
established in the Land Use Code, provided the conditions listed in this resolution are
adhered to.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners
of Pitkin County, Colorado, that it does hereby grant approval of the Hunter Minor
Amendments to a Development Permit, subject to the following conditions:
1. The Applicant shall adhere to all material representations made in the application
and in public meetings.
2. The Applicant shall continue to be bound by all conditions of BOCC Resolutions
No. 96-87 and 99-72, except as specifically modified by this resolution.

3. The approval shall reflect that the floor area limitation as stated in condition No. 8 of
Res. No. 96-87 and in Recital No. 10 of Res. No. 99-72 is changed from a maximum
of 3,000 sq.ft. to a maximum of 4,250 sq.ft., and that the denial of the request to go
from 3,000 sq.ft. to 3,500 sq.ft. as stated in Res. No. 99-72 is rescinded. Of the 4,250
sq.ft. allowable, approximately 1,232 sq. ft. shall be in basement area with no "walk
out" feature as represented in the application.
4. The following condition shall replace specific provisions contained within condition
#4 of Resolution No. 96-87: Bullet#13 relating to shutters shall be replaced with the
following: "All glazed openings shall be of thermopane or double glazed glass except
those openings facing northeast(the River side of house) which shall be of tempered
glass.
