NEW BUSINESS:
03-02 Hecker, Donniel: 2332 West Sopris Creek Road
Requesting a 5 foot east side yard setback variance where 30 feet is required for this 4.99 acre parcel in the
RS-30 zone district, for the construction of a detached garage.
03-03 Shapkin, Elizabeth: 1631 Emma Spur Road
Requesting an Arterial Highway and yard setback variances where 200 feet is required as measured from
the Highway 82 right-of-way, and where 50 feet and 30 feet are required for the front and side yards
respectively. This parcel contains 4.115 acres and is zoned AFR-I0. This application is the result of a
zoning enforcement action. Improvements include two berms greater than six feet in height, a detached
wine room and a gazebo, and were constructed without county approvals or permits. Approval of this
request allows permits to be issued for these improvements. The applicant can appeal a denial of the
request to the BOCC.
