Geotechnical design and construction criteria for the proposed improvements are presented in the body of this report. SCOPE OF WORK This report presents the results of a soil and foundation investi- gation for foundation reconstruction to the existing residence located at 0964 River Road. (County Road 17),Snowmass, Pitkin County, Colorado. This report has been prepared to summarize the data obtained and to present our conclusions and recommendations based on the proposed con- struction and the subsurface conditions encountered. Design parameters and a discussion of geotechnical engineering considerations related to construction of the proposed facility are included. EXISTING STRUCTURE AND PROPOSED CONSTRUCTION The existing residence is a one and two story wood frame structure having a partial basement with a dirt floor. Periodic inundation of the basement level has reportedly occurred since initial construction in 1934. A single story wood frame addition with a crawl space connects to the south side of the residence. The addition foundation appears to be masonry block wall on a continuous concrete spread footing. The original structure is supported on a stone foundation wall consisting of non-mortared, cobble to boulder size Maroon. Sands tone pieces. Some noticeable lateral movement and distress to the rock walls have occurred. Interior portions of the structure are supported on individual wood posts and pads. A sketch of the existing residence is shown on Figure 1. At the time of this study, specific design and construction plans . _z ~ ... for the remedial work had not been developed. We understand it is proposed to replace the existing rock wall foundation in the original structure with a concrete wall and footing system. An underdrain system to protect the lower level against periodic inundation is also proposed. SITE CONDITIONS At the time of our field work, the site was occupied by the residence and two older outbuildings west of the residence. A shallow pond with an approximate 100 foot long earthen embankment is located about 60 feet southeast of the residence.. The water surface in the pond was about 9 feet below the ground floor level of the residence during our site visit. River Road (County Road 17) is located about 30 feet .north of the residence and an abandoned railroad track and embankment is located just north of the road. The property is located on the gently sloping valley floor north of the Roaring Fork River. The ground surface adjacent the residence slopes down to the southwest on an approximate 5% grade. Maximum elevation differential across the existing building area is about 3 feet. Vegetation adjacent the residence consists of sod with some trees and shrubs. The surrounding land consists of hay fields and pasture. A major irrigation ditch which flows to the west is located roughly 400 feet north and upslope of the residence. Snow cover at the site limited visual ground surface observations. SUBSURFACE CONDITIONS The subsurface conditions were evaluated by hand excavating five shallow pits in the basement area and drilling two exploratory holes at the locations shown on Figure 1. Graphic logs of the profiles ~ _3_- encountered in the borings are presented on Figure 2. The results of laboratory testing including gradation analysis, Atterberg Limits, consolidation and other index properties, are presented on Figures 4 and 5 and summarized in Table I. As indicated by the logs, the subsurface profiles encountered at the borings are relatively uniform and consist of a thin topsoil layer and loose silty sands with occasional sandy silts overlying dense sandy gravels, cobbles and occasional boulders at approximate depth 6 1/2 to 7 1/2 feet. Practical refusal to power auger drilling equip- ment was encountered between depth 8.5 feet in Hole 2 and 12.5 feet in Hole 1 due to material size and density. Soils observed in the hand excavated pits consisted predominantly of the sands and silts to the typical pit depth of 1 to Z feet. Swell-consolidation tests performed on relatively undisturbed samples of the sands and silts are shown on Figures 4 and 5. The slightly gravelly silty sand obtained from Hole 1 at 4 feet (Fig. 4) indicates a low settlement potential and the sandy silt obtained from Pit 5 indicates a high settlement potential. The soil moisture content was generally moist to very moist with depth and no free water was encountered in the borings or observed in the basement level at the time of the field work. FOUNDATION RECOMMENDATIONS The subsoil profiles encountered in the exploratory holes and pits indicate the existing structure's foundation to bear predominantly on the sands and silts of varying density and settlement tendencies. The relatively poor bearing conditions, lateral earth pressure and periodic -4- ~""'~ ; y hydrostatic pressure have probably contributed to the distress of the existing rock foundation. Considering the proposed construction and general subsoil conditions, we recommend spread footings placed on the natural coarse granular soils for support of the new foundations. The following design and construction criteria should be observed: 1) Footings placed on the natural coarse granular soils below the sands and silts, and disturbed material may be designed for a maximum bearing pressure of 3,000 psf. We estimate settlements for footings designed and constructed as discussed in this section to be relatively minor, approximately 1/2 inch maximum and occur primarily during construction. 2) 3) 4) Footings should have a minimum width of 14 inches for walls and 2 feet for columns. Continuous foundation walls should be reinforced top and bottom to span an unsupported length of at least 10 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure corresponding to an equivalent fluid weight of 40 pcf. The backfill should consist of granular soils, such as on-site silty sand or sandy gravels devoid of oversized rock compacted to a minimum 90> of standard Proctor density. A foundation drain system should be provided to prevent buildup of hydrostatic pressures as discussed in the "Underdrain" section presented below. The backfill surface should be graded to slope down and away from the structure a distance of at least 10 feet. Areas of loose or soft material, sands and silts encountered within the footing excavation should be removed and the footings extended down to the undisturbed dense coarse granular soils. ~ -g- 5) A representative of the soil engineer should observe the footing excavations prior to concrete placement. FLOOR SLABS The natural sands and silts are suitable to support lightly loaded slab-on-grade construction. Existing fill material and additional subfloor fill should be compacted to at least 90% of standard Proctor density at a moisture content near optimum. The on-site soils exclusive of oversize rock and topsoil should be suitable for use as structural fill. Wet soils may require drying prior to their reuse. Floor slabs should be separated from bearing members with a possible expansion joint and should be adequately reinforced.. Control joints should be provided to reduce damage due to shrinkage cracking. A minimum 4 inch layer of free-draining gravel containing less than 5% passing the No. 200 sieve and more than 50% retained on the No. 4 sieve should be provided beneath the floor slab to aid in drainage and break capillary water rise. The gravel should be connected to the underdrain system as described below. UNDERDRAIN High soil moisture conditions where encountered during our investi- gation and periodic inundation of the basement level corresponding to the irrigation season has reportedly occurred since initial construction of the residence. We recommend development of the free water level be controlled by installation of an underdrain system. The drain should act to prevent both wetting of the basement level and buildup of hydro- static pressure behind basement walls. -~- LIMITATIONS This report has been prepaied in accordance with generally accepted geotechnical engineering practices in this area for use by the client for design purposes. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory holes and pits located as indicated on Figure 1. The nature and extent of variations across the site may not become evident until excavation is performed. If during construction, existing fill, soil, rock and water conditions appear to be different from those described herein, this office should be advised at once so that re-evaluation of the recommendations may be made.
