SPECIAL WARRANTY DEED
THIS DEED, made this 1J!JJ day of June, 2000, between THE TRUST FOR
PUBLIC LAND, a nonprofit California public benefit corporation ("Grantor"), and PITKIN
COUNTY, Colorado, a body politic and political subdivision of the State of Colorado,
whose legal address is: 530 E. Main Street; Third Floor, Aspen, CO 81611 ("Grantee").
WITNESSETH, that the Grantor for and in consideration of the sum of TEN
DOLLARS ($10.00) and other good an valuable consideration, the receipt and
sufficiency of which is hereby acknowledged, has granted, bargained, sold and
conveyed, and by these presents does grant, bargain, sell, convey and confirm, unto
the Grantee, its successors and assigns forever, all the real property together with
improvements, if any, situate, lying and being in the Counties of Pitkin and Eagle, State
of Colorado described as follows:
See Exhibit A attached hereto and Incorporated herein by reference.
TOGETHER, with all and singular of Grantor's interest in and to the
hereditaments and appurtenances thereto belonging, or in anywise appertaining, and
the reversion and reversions, remainder and remainders, rents, issues and profits
thereof, and all the estate, right, title, interest, claim and demand whatsoever of the
Grantor, either in law or in equity, of, in and to the above bargained premises, with the
hereditaments and appurtenances.
TO HAVE AND TO HOLD, the said premises above bargained and described,
with the appurtenances, unto the Grantee, its successors and assigns forever. And the
Grantor, for itself, its successors and assigns, does covenant, grant, bargain, and agree
to and with the Grantee, its successors and assigns, that at the time of the ensealing
and delivery of these presents, it is well seized of the premises above conveyed, in law,
in fee simple, and has good right, full power and lawful authority to grant, bargain, sell
and convey the same in manner and form as set forth herein, except and subject to
Real Property taxes for 2000 payable in 2001; building and zoning regulations; and
THOSE ITEMS DESCRIBED ON EXHIBIT 'B" ATTACHED HERETO AND
INCORPORATED BY REFERENCE HEREIN AND THE TERMS AND CONDITIONS
THEREOF.
The Grantor shall and will WARRANT AND FOREVER DEFEND the above-
bargained premises in the quiet and peaceable possession of the Grantee, its
Successors and assigns, against all and every person or persons lawfully claiming the
whole or any part thereof through Grantor and no other person. The singular number
shall include the plural, the plural the singular, and the use of any gender shall be
applicable to all genders.
IN WITNESS WHEREOF, the Grantor has executed this deed on the date set
forth above.

right of way for ditches or canals constructed by the authority of the United States as
