The p~ residence can be founded with spread footings bearing on the natural. subsoils, belay all topsoil, designed for an allc~rable soil bearing pressure of 3000 psf. Due to the swell potential of the subsoils, the footings should also. be designed to impose a mininamtdead load pressure of 1000 psf. PURL AMID SOOPE OF STODY This report presents the. results of a subsoil study for a px'oposed residence to be located on rot 4, Chattan Lane, East Owl Creek. subdivision, Pitkin County, Colorado. The project site is shown on Fig. 1. The purpose of the study was to develop recxnm~srlations for foundation design. The study was conducted in accordance with our agreement for geotechnical engineerin3 services to Gretchen Grees~wood & Associates, dated May 31, 1991. A field exploration program consisting of exploratory borings was conducted to obtain information on subsurface conditions. Samples obtained during the field exploration were tested in the laboratory to determine ~ressibility or swell characteristics.. and classification of the on-site ,_. ._. soils. The results of the field exploration and laboratory testing were analyzed to develop reoca~mrsdations for foundation types, depths and allowable pressures for the ,pmp~cl building foundation. The results of the field exploration and laboratory testing are presented in the report. Chen~Northern,Inc. ~~,~~„~~,~~„~t~,~~~~~~.~~s:~,~~,~ ~~.,~~~s„ --- - ..,. ~ _,~.. Design parameters and a discussion of geotechnical engineering considerations related to construction of the residence are included in the report.. PROPOSED CT~187R2IJCPIC27 'Ihe proposed residence will be a two-story wood frame structure with a partial basement arxi garage. the g floor will be structurally supported wer crawl space except in the basement/garage areas where .the floor .will be slab-on-grade. We asnmie excavation for the building will have a maxiimsn cut depth of about 10 feet below the. existing ground surface. Fbr the. purpose of our analysis, fourrlation loadir~s for the structure were asslm~ed to be.rela- tively light and typical of the proposed construction. type. If building loadings, location or grading plans are. .significantly different from those described above, we should be notified to reevaluate the recmmiendations contained in this report. SITE OOR~IDITIOTTS the building site is located near the top of a north facing slope. At the time of our field work, the site was. vacant and. heavily wooded with aspen trees, deciduous brush, grass aml weeds. Surface topography varies frcxn moderate to steeply sloping with grades of 15% to 20%. Maxi~mmt elevation difference across the building area is about 15 feet. Prior to air field work, scare trees were removed frrmt the building site to allow drill rig aarss. Chen~Northern, Inc. ~~~s~~~~ng Engineers znd Scien~is~s ~. ,.. FBIELLa Fxnrrm>smn~ The field exploration for .the project was conducted on June 21, 1991. Two exploratory borings were drilled at the locations shown on Fig. 1 to evaluate the subsurface conditions. The borings were advanced with a 4-inch. diameter continuous flight auger powered by a truck~rounted CME-55 drill rig. the borings wern .logged by a representative of Chen-Northern, Inc. Samples of the subsoils were taken with a 2-inch I.D. spoon sampler.. The. sampler was driven into, the subsoils at various depths with blows from a 140-pound haimner Palling 30 inches. .This test is similar to the standard ; penetration test described. by Ab'IM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance. values are shown on the Itgs of F~cploratory Borings, Fig. 2. The samples were returned to our laboratory for review by the project engineer acrd testing. SUBSOIL, O~IDITIONS The subsoil conditions encornrrtered,at the site are shown graphically on _.. Fig. 2. Helow about. 1 foot of organic topsoil, the subsoils_encountered in Boring 1 consisted of very stiff to hani silty sandy clays overlying weathered...... claystone at a. depth of about 21 feet. The .subsoils encanntered in Boring 2 consisted of about 1 foot of topsoil overlying very stiff sand aril clay with scattered gravels anxi cobbles. At a depth of about 8 feet, the soils became a ,_ clay and gravel mixture with scattered cobbles acrd boulders. .Drilling in the .. dense gravels with auger equipment was difficult due to the cobbles and boril.ders and drilling refusal was encountered in the deposit... The soils. encarrrtered in Chen~Northern,Inc. ~~,.,5~~,~,~~E~9~~tesa~,~s~~~~ss _4- ~ _ -•. the borings are similar to the soils encountered at_other nearby lots. The clay- portions of these soils typically possess a low to moderate swell. potential. laboratory testing performed on samples obtained during the field exploration included in-situ moisture content. a~_dry density, grain size analyses and lirn,;~ aryl plastic limit testing. swell-consolidation testing was performed on relatively undisturbed drive samples of the clay subsoils. The swell-consolidation test. results, presented on Figs. 4 aryl 5, indicate law ca~ressibility order light to moderate suzcharge loadings and a law to moderate expansion potential when wetted order a constant light surnharge. Undisturbed sampling of the clayey gravel soils was not possible due to .the rock content... 4he laboratory testing is summarized in Table I. No,free water was encountered in the borings at time of drilling. The subsoils were slightly moist to moist. ~o~aza~r x~a~ Considering the subsurface conditions encountered _in the__exploratory borings and the nature of the proposed construction, we recamnelud the residence be founded with spread footings placed on undisturbed natural soils..... The..... expansion potential of the clay subsoils may be mitigated by removing them or by load .concentration to reduce or prevent swelling in the event of wetti;g belay footing level. surface runoff and utility lea}mge are passible souroes of water which could cause wetting. Granular materials should be placed to .within 2 feet of the ground surface aixi to a minimum of 2 feet beyorri the walls. Chen~Northern,Inc. ~~.,,~,~~~~,,,E„~~~,~~,5~~~as~~~,~„~_,_ e ° ! 4 e e.9 .v _ . .. a.. ...,. .. :, a..; +. -O I •~:• The upper 2 feet of the Wall backfill Shculd be a relatively impervious an-site soil to prevent surface water infiltratian into the backfill. The on-site soils possess an expansion potential aryl .slab heave could occur if the subgrade soils were to become wet. Slab-on-grade construction may be used provided pr~acautions are taken to limit potential movement aril the risk of distress to the building is accepted by the owner. A positive way to reduce the risk of slab movement, which is conmionly used in the area, is to construct structurally supported floors over crawl space. To reduce the effects of scene differential movement, nonstructural floor slabs should be separated fran all bearing walls an3 columns with expansion joints which allow iurrestrained vertical movement. Interior non-bearing partitions resting an floor slabs should be provided with a slip joint at the bottom of the wall so that, if the slab moves, the movement cannot be trans- mitted to the upper structure. This detail .is also important for wallboards, stairways and door frames. Slip joints which will allow at least 1 1/2 inches of vertical movement are med. Floor. slab control joints should be used to reduce damage due to shrinkage cracKir~g. Slab reinforcement aryl control joints should be established by the designer based on experience amt the intended slab use. A miniimmm 4-inch layer of free-drainirg gravel should be placed immedi- ately beneath basement level slabs-on-grde. This material should. wnsist of minus 2-inch aggregate with less than 50~ passing the No. 4 sieve and less than,....... 2$ passing the No. 200 sieve.. The free-drainirr3 gravel will aid in drainage belay the slabs arxi should be connected to the perimeter underdrain system. Chen~Northern, Inc. ~~,~s~,~,~~,y E~,<,~~~e,>A„ds~,~ ~„~=s -g- l- Required fill beneath slabs should. consist of a suitable irrq~orted granular ::. material, excluding topsoil ar~d oversized rocks._,The fill should be spread in thin horizontal lifts, adjusted to at or above optimum moisture content, and oongaacted to at least 95~ of the maxnami stair7ani Proctor density All .nw .u:...v. a.. .r. rvr+.+ ..rn3.n:. Zhe above. reconmierdati.ons will not_ prevent slab heave i.f the expansive soils urderlying slabs-on-grade beccanewet. However, the reconm~sr7ations will reduce the effects, if slab heave occurs. ,A11 plumbing lines should be pressure tested before. backfillir~g to help re3uce the potential for wettirg of the subgrade soils. Although gnxurdorater was not encountered during our .exploration, it has been our experience in mountainous areas and where clay soils are present aryl bedxnck is shallow, that local pezrhe3 gmiudwater may devel~ duriaxJ times of heavy precipitation. or seasonal runoff. Frozen ground duri~ spring runoff can create a perched condition. Rherefore, we x~ecammsd below. grade construction such as crawl. space and basement areas be protected from wetting by an ~rder- drain system. the drain should also act to prevent buildup of hydrostatic pressures behind foundation walls. The urrlerdrain system should consist of a drainpipe surroiuded by free- draining granular material placed at the. bottom of the wall backfill. 'Ihe drain. lines should be placed at each level of excavation arxl at least 1 foot below.,, lowest adjacent finish grade, and sloped at a minimum 1~ grade to a suitable gzavity outlet. Free-draining granular material used in the drain system should. Chen €~Northern, Inc. co~s~~~, ~,~~ E~,~~~~t„~~,~, 5~:,~.,,ss i,, -10- consist of minus 2-inch aygr+egate with less than 50$ passing the No. 4 sieve and less than 2$ passing the No. 200 sieve. The drain gravel should be at least 2 ' feet deep. To reduce the potential. for water in the underdrain frnn wetting the ,bearing soils, we ~ placing an impervious PvC liner in a trough shape •.. under the drain gravel. The liner should be attached to the footing with mastic. SITE GEtADINCi The risk of construction irxiuced slope instability at the site appeals low provided the building is located as planned and cut arxi fill depths are limited. ' We assume the cut depth for the basement level will not exceed one level, about 8 to 10 feet. Fills should be limited to about 8 to l0 feet deep. F]nbankment ': fills should be ~9~cted to at least 95$ of the maximum standard proctor density near optimum moisture content. Prior to fill plac~nent the subgrade should be carnfully prepared by removing all vegetation and topsoil and ocetgsactirg to 95~ ct'arr9atr] proctor density. The. fill should be benched into the portions of the hillside exc~edirig 20~ grade. Permanent unretained cut and fill slopes should be graded at 2 horizontal to 1 vertical or flatter. the risk of slope instability will be increased if Page is erx~mtered in cuts aril flatter. slopes may be necessary. If seepage '~ enC~ered 1n permanent cuts, an irrvestigation should be conducted to determine if the seepage will adversely affect the cut stability. This office should review site grading plans for the project prior to construction. Chen~Northern, Inc. ~o~s~,~~~~~ E„4„~aa,=e~~, SG~„„=~s the following drainage precautions should be observed during construction and maintained at all times after the residence has been ocaig~leted: 1) Excessive wetting or'drying of the foundation excavations arri unclerslab i areas should be avoided during construction. Dryimg could increase the expansion potential of the soils. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95~ of the maximum starri?*+~ .Proctor density in pavement areas and to at least 90~ of the maximum starrL~*+~ Proctor density in landscape areas. FYee-diaining wall backfill should be capped with about 2 to 3 feet. of the on-site soils to reduce surface water infiltration. 3) The grrxud surface sut2rourrlirx3 the exterior of the building should be ~, sloped to drain away fr~tt the foundation in all directions. We r~aconvnencl a minitmmi slope of 12 inches in the first 10 feet in unpaved areas and a minimm~n slope of 3 inches in the first 10 feet in paved areas. 4) Roof danvspouts and drains should discharge Well beyond the limits of all backfill.
