Applicant's description of proposed variance showing justification.
Country Day School has purchased a double wide trailer classroom building manufactured by
Century Housing Corporation, Fort Morgon, Colorado. The siting of the building has been
set and use approved by the County Commissioners. The roof, supporting floor and foundations
are designed for a live load at th~ roof of 60 pounds per ~quare foot. Pitkin County
Code requires roof live load of 75 pounds per square foot. The building is to be a
temporary structure on the Campus, projected use of two years. The supporting structural
members will be overstressed with the additional 15 pounds per square f.oot. Loading
and reinforcing the box girder, roof trusses and supporting floor joists are difficult
if not impossible to reinforce. The foundations can be redesigned to support the addition~l
loading. An Appeal is made that the 60 pounds per square foot live load be accepted for .
roof loading and Country Day School will be responsible to heat tape the 24'0" x 60'-0"
square foot roof area to prevent snow buildup. A letter from Country Day School of. c_

Applicant: County Day School represented by Thomas J. Duesterberg.
Owner: Music Associates of Aspen & Country Day School, located
at Music Associates of Aspen Campus, Castle Creek Road. Tom
was requesting a variance from the existing 75 pound roof load
to a 60 pound roof load using heat tapes.
He presented a set of plans of the structure in question to the
Board members. He explained that it was a modular unit that was
on the property to be used as a classroom. He described the
structure and pointed out that to change the roof load every
part of the structure would be effected.
Ted Mularz wanted to know how the heat tape would be of help.
Tom felt that it would prevent snow build-up on the roof. Ted
didn't see that the 60 pound roofload would be a problem.
Bob added that he felt that they would constantly be fighting
the heat tape and thought that it would be just as effective
to keep a watch on the snow and shovel whenever necessary.
Don Westerlind moved to grant the appeal without the requirement
of heat tape. Ted added that the music association should be
responsible for removing the snow from the roof. Bob added
that the applicant should write a letter taking that responsibility.
Patsy Newbury, of the Building Department, stated that that
stipulation would be on the issued building permit. It was
mentioned that it was a temporary structure. Ted Mularz second
the motion with the additions. Newbury confirmed that the
structure was there for two years by review process.
Throm suggested that the option be left open as to whether the
applicant wanted to use heat tape or use a snow removal process.
A vote was called for and all were in favor.
