To complete the review, you need to submit the following additio- nal information: 1) A letter from the record owner of the lot authorizing you to submit the application; and 2) A legal survey that is no more than one year old. This survey can be on the mylar that you submitted or it may be submitted separately as long as it matches. the property description on the mylar and is certified by a registered surveyor; and 3. Contact the Division of--Wildlife and request that they look at your proposed building envelope and submit their recommendations to us; and 4) Submit a geologic report that addresses your proposed building envelope. Once you give me the above information, we can complete your application. For your information, because your property is inside of mapped deer and elk winter range you are technically required to apply under the standard 1041 Hazard Review which goes before the Planning Commission. Because our minor 1041 review was only developed this year, I was not aware of this requirement. Sanitary waste systems are typically by independent septic tanks and leach fields approved by the County Sanitarian. It has been my experience in the neighborhood that water is available for wells, although sometimes deep and expensive. An average price per foot is currently 1;25, which may suggest the coat of a water rail running from #10,000 to X15,000. Since this is common in the neighborhood, it is considered by the buyer ae a coat oT development and consequently xould have a negative effect on the value.
