The Applicant's lot is zoned RS-3Q and is approximately 2.5 acres in size. 3. Said lot is a metes and bounds parcel known as Lot II of the Nystrom Tracts on West Sopris Creek which is described in the attached Exhibit "A". 4. The Planning and Zoning Commission reviewed this application on August 15, 1995 and found that this proposal complies with the criteria set forth ip the 'pitkin County Land Use Code. 5. The Board heard this application at a regularly scheduled meeting on December 6, 1995, at which time evidence and testimony was presented with respect to this application. 6. The Board determined that the proposed development meets the criteria established in the Land Use Code.
