A front yard set-back variance from the required ~0 feet for the existing barn on
said lot. Appellant proposes to remodel said barn to a residence. The entire
surrounding area is subdivided into residential lots. The lot is no-t intended nor
proctical for farm use, therefore,•the barn is virtually useless as such and more
practical and desirable as a residence. The barn existed prior to the subdivision,
and the former private drive is now used as an access road to other lots.
The appellant also requests a side yard set-back variance for the construction of
a private tennis court for the more complete use and enjoyment of her property.

Dear Ms. Demers:
Your agent Roy Vroom along with the seller 'of Lot 5 Filling II,
Charles Hopton, made a presentation on July 31 to the Meadowood
Architectural Committee. The sketch of your intended improvements
along with a plot plan were given conceptual approval by unanimous
voce of theCommittee .
Conceptual approval is intended to indicate that the Committee in
a very general and non-specific way likes the concept of your intended
improvements. Before proceeding with improvements however, you
should be aware that you must go through preliminary approval and
obtain final approval before obtaining a building permit from Pitkin
County.
We encourage you to become familiar with the Meadowood Protective
Covenants and the Architectural Guidelines , copies of which you will
find enclosed.
