What we can do is when we record a Detailed/Final Resolution we just put in a condition that eliminates those conditions in the Conceptual resolution. You can tell the P&Z tonight that we will be doing that. 5/1/2007 Page 1 of 1 Michael Kraemer From: Rob Snyder [robsnyder.gws@comcast.net] Sent: Monday, April 30, 2007 3:07 PM To: Michael Kraemer Subject: McBride Subdivision Lot 9A-9B Michael- John and I went through your comments and the final draft of the resolution and have a few questionslissues: 1. Condition 2 C requires that we show a minimum of 12 spaces. That is fine but the number of parking spaces can change depending on what the final use on that site will be. A warehouse for example is going to have a completely different parking requirement than a full 4,676 sqft of pure office space. 2. Condition 6 B 3C states that parapets are prohibited. That is in complete conflict with the governing AABC covenants that require parapets. In fact over 95% of the buildings at the AABC are flat roofed with parapets. 3. Addressing 6 B 3d all roofs shall have a minimum slope of 1 :48. Again the majority of roofs at the AABC are basically flat roofs .~ \, \~'J Finally I noticed from the agenda that we are last on the list. Do you have an estimated time that the P & Z will get to us? Also, is this in the Gourt I-Inll!,;p. Annex room in the back or in the former youth center space? Please let me know.
