Since April 1, 1976, the County Regulations (Section 7.19 through 7..22, copy enclosed) have provided that one single family home could be constructed on any substandard lot unless the owner of the .lot owned contiguous property that could be applied to bringing the lot into conformity; EXCEPT THAT: (a) an owner need not accumulate contiguous lots if identified on a subdivision approved under local subdivision regula- tions; or (b) if the lot were, not part of an approved subdivision but the owner had received .: _. Special Review approval. 2. Effective January 9, 1978, the Land Use Code was amended (see copy of Resolution 78-17 enclosed) to essentially say that all substandard subdivision lots (whether the subdivision was approved or approval was ,.~... , not required) must qo througTii Special Review to be separately developable when an owner has contiguous lots. 3. Inasmuch as the Aspen Park Subdivision was filed in the 1920s, it never had local subdivision approval, therefore the recent change did not affect the development potential of your lots. That is, developing them separately (if they are of substandard size) has, since 1976, required Special Review approval.
